Spray foam is a growing issue that we’re seeing more of in the BCP region, which is why Up Top Roofing and Scaffolding is raising the alarm.

In fact, thousands of UK homeowners across the UK are facing significant financial and structural challenges due to the improper use of spray foam insulation in their roofs.

While spray foam insulation can provide short-term energy efficiency benefits, the long-term risks far outweigh the rewards if it’s not installed correctly.

We’ve been called out to countless cases where residential properties have sadly suffered irreversible roof damage, leaving homeowners with repair bills reaching tens of thousands of pounds.

Most importantly, it can lead to potential health concerns and leave owners struggling to sell or remortgage!

While initially marketed by the Government as an efficient and eco-friendly solution for insulating homes, spray foam can cause a host of unwanted issues.

Kieran Eagles, Director of Up Top Roofing & Scaffolding explains: “When it first started there was a big roll-out for spray foam. However, it’s basically ruined everybody’s roofs and acts like a huge lid, so that nothing can breathe. It expands and affects the structural movement of the rafters and we’ve even seen instances where it’s lifting roof tiles off.”

Here are just some of the common issues we’ve encountered from spray foam insulation:

  • Moisture trapping and heat expansion: The foam often traps moisture in the roof timbers, leading to rot and long-term structural damage. In some cases, the foam has been directly applied to roof tiles making the roof completely unfit for maintenance.
  • Restricted ventilation: Poorly ventilated spaces can exacerbate condensation, accelerating decay and potential health problems through mould.
  • Mortgage refusals: Many lenders now refuse to approve mortgages or remortgages on homes with spray foam due to the risk it poses to structural integrity.

Guy Moore, director of Up Top Roofing & Scaffolding would like to see stricter regulations and clearer guidance on spray foam insulation to prevent further damage:

“The industry and Government must ensure proper installation standards are enforced, and homeowners need better access to unbiased information. It’s scandalous how many of these companies that installed the spray foam in the first place have rebranded as new companies offering to rip out the spray foam and charge them again. They’re targeting homeowners and that’s not right,” says Guy Moore.

We advise the following steps for homeowners concerned about spray foam:

  1. Seek professional advice: We’re happy to provide a free home inspection by checking loft spaces to determine what type of spray foam has been used and the effects that it’s had. Typically, this will be signs of moisture, timber decay and damage to roof tiles.
  2. Responsible spray foam removal: After an inspection, we can agree a plan of action for removal.
  3. Safer alternatives: There are many insulation options that are less invasive and carry fewer risks. Are preferred choice is insulated felt, which is energy efficient, controls condensation and is weather resistant.
